Greek Island Easter Rentals Filling Fast Despite Limited Availability

Short-term vacation rentals on Greek islands are booking quickly ahead of Easter, with pre-booking rates as high as 90% despite a limited number of available properties, according to new industry data.

A report from the Panhellenic Real Estate Network E-Real Estates shows that properties suitable for families and listed on major short-term rental platforms are nearly fully booked for the peak period of April 18–21, encompassing Good Friday through Easter Monday.

Booking rates range between 75% and 90%, but this applies only to active listings, as many property owners are choosing not to rent out their homes for just a few days over Easter, preferring to wait for the longer summer season.

Traditionally high-end destinations like Mykonos and Santorini are seeing price reductions this year, with rentals becoming more affordable for domestic travelers.

In Mykonos, a 50-square-meter home in the town center is listed at €223 for three nights, while a 60-square-meter property in Kalafatis is available for €261. In Santorini, homes start at €237 for three nights in the village of Emporio.

In some locations, active listings represent only 40% to 60% of the region’s full rental capacity, with even lower rates in others. Still, interest remains strong.

The cosmopolitan islands of Hydra and Spetses in the Saronic Gulf have pre-booking rates of 90% and 78%, respectively.

In Hydra, a three-night stay in a two-bedroom house for up to seven people costs €1,375, while a smaller home in Spetses starts at €570. Prices in both islands can exceed €1,200 per night for premium options.

The island of Tinos has recorded 88% pre-booking on its active listings, with homes ranging from €445 to €624 for three nights, depending on location.

Syros follows closely with 87%, where a two-bedroom property in Ermoupoli starts at €492 for the same period.

On Chios, bookings have reached 77%. A three-night stay in the main town starts at €318, with more affordable choices in Kalamoti (€231) and Katarraktis (€252). Patmos, known for its religious traditions, reports 86% booking rates, with rentals in the Groikos area priced around €475 for three nights.

Destinations near Athens are also seeing high demand.

Aegina and Agistri are nearly 80% booked, offering budget-friendly options such as €366 for a 60-square-meter house in Aegina and €306 for a 78-square-meter home in Agistri.

On the Ionian island of Corfu, pre-booking rates stand at 82%, with rentals starting at €659 for three nights in the capital. Nationwide, current listings suitable for four guests total 754 in Mykonos and 926 in Santorini, indicating moderate availability amid strong demand.

This year, Orthodox and Catholic Easter coincide on April 20, but the overlap has limited travel from abroad as schools and universities in many countries remain open during that time.

Despite the reduced foreign interest, domestic demand is expected to increase in the days leading up to Easter, with travel activity forecast to rise across almost all Greek island destinations.
