As the Easter holiday approaches, reservations for vacation properties in Greece’s top mainland destinations are soaring, with pre-bookings exceeding 90%.
According to a recent study by the Panhellenic Real Estate Network, many Greeks have promptly made travel plans, primarily for the period from May 3rd to May 6th. These reservations predominantly involve short-term rental properties suitable for families or groups of four individuals, with Leonidio and Monemvasia already reaching full capacity at 100%.
“The tourism momentum is set to increase significantly in the coming days across most mainland destinations,” stated Themistocles Bakas, President of E-Real Estates. “The driving factor behind this surge is the cost of ferry tickets, which remains prohibitively expensive for families needing to transport their vehicles.”
In line with this trend, AirDNA reports that 561 properties are registered in the short-term rental sector, marking a 29% increase compared to the same period last year.
The cost of renting an 82-square-meter residence within 900 meters of the city center in Kalamata starts at €365 for a three-night stay. Meanwhile, a 65-square-meter dwelling 4.5 kilometers from the center rents for approximately €296. Notably, Airbnb bookings account for 92% of these pre-reservations.
Highlights from Key Destinations:
Nafplio: With 92% of pre-bookings, Nafplio boasts 337 active short-term rental properties, a 22% increase from last year. A 90-square-meter residence located 150 meters from the city center rents for €368.
Leonidio / Tyros Beach: Leonidio’s family-friendly properties with at least four beds are already fully booked. Tyros Beach follows closely at 95%, with a two-bedroom residence renting for €388 over three nights. The Municipality of South Kynouria has 269 active properties on short-term rental platforms, reflecting a 28% growth year-on-year.
Monemvasia: Monemvasia has reached 100% pre-reservations, with 220 properties available. This represents a 29% increase compared to the same period last year.
Kalambaka / Meteora: Kalambaka’s pre-bookings stand at 98%. A 70-square-meter residence rents for €300 over three nights. The short-term rental sector here has grown by 20% year-on-year.
Metsovo: Metsovo, although not experiencing high demand, still records 90% pre-reservations. A 90-square-meter residence (50 meters from the center) rents for €365 over three nights.
Kalavryta: A 140-square-meter residence, 400 meters from the center, rents for €518 over three nights. Pre-bookings are at 98%, showing a 6% decrease from last year.
Ioannina: For the upcoming Easter weekend, Ioannina’s pre-reservations reach 96%. A 77-square-meter residence located 1 kilometer from the center rents for €335. The short-term rental market has grown by 34% year-on-year, with 532 active properties.
Nafpaktos: Finally, Nafpaktos sees 98% pre-reservations for family-friendly properties with at least four beds. A 60-square-meter residence, 1.2 kilometers from the center, rents for €530 over three nights. The Nafpaktia region boasts 194 active properties on short-term rental platforms, reflecting a 25% increase from last year.
